Upon Listing Agreement:

  • Floor plan – We measure your house and all of the rooms to produce a professional floor plan for prospective buyers.
  • Photos – We photograph your house, yard and surrounding views, produced digitally in high resolution and optimized for website viewing.
  • Calculations – We calculate the square footage of your house for sales and marketing purposes.
  • Property Features – We identify the special and unique features of your house and your neighborhood that are most marketable to the buyer.
  • Comparative Market Analysis – provided to help determine the best offering price and target sales price for your house.
  • Staging – We provide recommendations for certain details including cleaning, renovations or improvements that might increase the sales price of your house and lead to a quicker sale.
  • MLS – (Multiple Listing Service) We enter data and photographs of your house into the area MLS so individual buyers and agents can see your property.
  • Brochures – We prepare a detailed and professional brochure of your property.
  • Marketing Plan – We establish a marketing plan and schedule tailored specifically to your property.

Throughout Listing Partnership:

  • Advertising – How you introduce your home may be just as important as how many bedrooms or square feet it has.  Our professional design and distinctive look draws people to ads.  We artfully and tastefully showcase your home in a variety of local, regional and national advertising.
  • Communication at your convenience – We provide a private, password protected website for you to log on and check the status of your listing.  This includes feedback from showings, open house information, and advertising in which your property was featured.
  • Open House – We schedule unique and successful open houses for our clients.  Many times we tie in a charitable organization, which usually generates even more excitement for our properties.
  • Website – We have found that 90 percent of buyers are looking online first.  It is critical to capture them online.  We have invested significantly to be second to none when buyers are trying to find a home in our area.

  • Professional Yard Sign – Yard sign and brochure box with updated specifics for drive by interest
  • Lodging – We provide complimentary lodging to prospective out of town buyers in a golf-front condo in a Pinehurst condo.  Having the buyers in house helps to showcase our own listings.
  • Lock Box Access – Lock boxes are only accessible by real estate agents who are members of our local MLS.  Each MLS member has a coded device that opens the Lock Box and gives them access to the key to your home. When a real estate agent utilizes the Lock Box to obtain the key to your home, that agent's identity and the time of access is permanently recorded.  We immediately ask for feedback from agents and give you their response as soon as they respond.

At Contract & Closing:

  • Negotiation – We list homes accurately, and our average listing sells for 99% of asking price.
  • Closing Coordination – We have detailed systems and checklists to ensure you are never unsure of the closing process.  We take care of the details so that you don’t have to.
